We Are Not Realtors And Do Not Provide The Services Associated With Realtors.
We provide a marketing service to assist you in the advertising of your property by owner, and information and referrals to guide you through the by owner process. It is the seller’s responsibility to show your own home and negotiate the terms of your transaction with buyers. Property buyers and sellers agree to conduct their own independent investigation of a property listed on our website or in our magazine. Homes 4Sale by Owner Network® will not be involved in the actual transaction of the sale of your home and cannot guarantee a transaction will be completed. WE STRONGLY RECOMMEND YOU CONSULT WITH AN ATTORNEY PRIOR TO SIGNING ALL LEGAL DOCUMENTS RELATED TO THE SALE OF YOUR HOME. Our marketing services are provided for a set advertising fee. You will NEVER PAY A COMMISSION or other hidden fees.
As The Owner, Your Efforts Will Affect Your Successful Sale By Owner!
We cannot guarantee that a listing on our website and magazine alone will sell your home. Additional factors that will affect your success rate is setting the right price, a reliable telephone answering machine, your availability to schedule showings, and optimizing your marketing with your effective use of the tools we provide to you. We recommend you carefully review information on comparable properties to set the right price for your home in your market. By monitoring the visitor counter on your online listing, and comparing this number to the number of flyers taken from your flyer box and the number of calls you receive, you will quickly see how your price is being viewed by potential buyers. If in doubt on setting your price, we recommend enlisting the services of a licensed home appraiser. IT IS THE SELLER’S RESPONSIBILITY to keep your website current and remove old open house dates, keep flyers in your flyer box, and be sure to request all magazine ad changes if applicable prior to print deadlines. (a) that you legally own, or have the legal authority to sell the advertised property; (b) the information provided for your advertisement is not false, inaccurate or misleading; (c) the information provided for your advertisement is not defamatory, libelous, threatening or harassing; (d) the information provided does not contain any viruses or other computer programming routines that may damage, detrimentally interfere with, surreptitiously intercept or expropriate any system, data or information on the website; (e) the information provided for your advertisement is accurate and in compliance with all applicable state and federal laws including, but not limited to, those governing consumer protection, unfair competition, antidiscrimination or false advertising; and (f) information provided shall not create liability for Homes 4Sale by Owner Network®, Inc., or any Homes 4 Sale by Owner Network company or franchise, notwithstanding the forgoing, it is your responsibility to ensure the validity of the information.

Sellers agree to enable Homes 4 Sale by Owner Network® to use the information you supply us for your home listing or advertisement to be posted on the Homes 4 Sale by Owner Network.com website. Personal information you supply us with will not be shared with a third party by Homes 4 Sale by Owner Network® in accordance with our Privacy Policy posted on our website.
Homes 4 Sale by Owner Network® Exclusively Markets Homes By Owner.
Our by owner program is designed to provide you with professional marketing tools and information to successfully sell your home by owner. You are not limited by a contract for our services and can request deactivation of your listing at any time. While using our marketing services you are not prohibited from utilizing additional marketing venues. However, should you choose to list with a Realtor exclusively, we must deactivate your by-owner marketing to maintain truth in advertising. An exclusive Realtor listing is defined as entering into a contract with a Realtor requiring you to replace your By Owner Yard Sign with their Yard Sign. This does not prohibit you from agreeing to pay a finders fee to a Realtor bringing you a buyer (without entering into an exclusive listing contract), or purchasing an MLS listing (without an exclusive listing contract). Because we are a pure by owner marketing service, we do not provide MLS listings. Prior to purchasing this service from another entity, we caution you to read the fine print related to any MLS listing as you will be required to pay a listing fee and will also be required to pay a 3% commission to any Realtor bringing you a buyer. Maintaining a by owner listing provides you the ability to negotiate with a buyer’s Realtor.
Do It Yourself Online Listings.
When purchasing a “Do It Yourself” online listing, it is the Seller’s Responsibility to enter the information and photos for the property to be advertised. Assistance is available through our national Help Center or your local H4SBON Customer Service Center office if needed. Additional marketing support materials purchased online including signs and/or printed materials will be shipped to you upon purchase within 3-5 business days. You can log-in to your listing at any time while it is active to make changes, post an open house, create and print flyers, and monitor your visitor counter.
Full Service Marketing Packages.
With our full service marketing packages, we will provide an online photo slide show listing and/or virtual tour for your property UNTIL SOLD. Full Service Packages also include a wide variety of additional marketing materials through local franchise offices for one price including yard signs, flyers, open house signs, personal in-home consultations, home photography, virtual tours, and a print Ad in Homes 4 Sale by Owner Network Magazine© or other real estate publication. Upon completion of your in-home consultation and home photography session, you can expect that your online listing will be completed within 48-72 hours. We will contact you upon completion of your webpage to review and approve your online listing prior to printing the color flyers included with your package. All print advertising included with your package will be created from your approved online listing. It is the home seller's responsibility to proofread your online listing and confirm your approval with your local office prior to publication of your print ads. If you have ordered a virtual tour, you can expect your virtual tour to go live after you have approved your online listing and have either provided us with a floor plan drawing of your home or completed an appointment with our recommended home appraiser to complete your floor plan drawing for your virtual tour.
Magazine Ad Deadlines.
In areas in which Homes 4 Sale by Owner Network Magazine is available and included in a Full Service Advertising Package, IT IS THE SELLER’S RESPONSIBILITY TO CONFIRM YOUR HOME IS STILL FOR SALE BEFORE EACH MAGAZINE DEADLINE by contacting your local Customer Service Center Office. Unconfirmed Ads Cannot be Printed.
Until Sold Policy.
Upon your purchase of an until sold marketing package, your property will be marketed as indicated in the package until sold or until taken off the by-owner market by the seller. Once your marketing has begun and your home is priced right for the market, we expect your home will sell within a reasonable period of time. The average sale time for home owners using our full service marketing program is 2.5 months, however, some homes will sell much faster and some will take longer. Our website is programmed with a global default listing life of 12 months for all until sold listing options. Should your property take longer to sell than 12 months, we will continue your online listing until sold at your request at no additional charge. However, to keep our prices low for all of our customers, for full service packages offering an until sold magazine ad, after 12 months our standard per issue ad rate will apply to continue your ad in the magazine.
Refund Policy.
Upon your purchase of an online listing or full service marketing package, your online listing is immediately available for your use and services are provided by professionals to market your home are implemented including an in-home consult, home photography, professional write-up, and layout and printing of a magazine ad. Consequently, payment for online listings or full service marketing packages is non-refundable, whether purchased online or through a Customer Service Center office. Through local Customer Service Centers offering a yard sign deposit, any yard sign deposit you pay will be returned to you upon your return of the yard signs.
Reactivation Policy.
Once you have taken your home off the by-owner market and deactivated your online listing any applicable magazine ad will also be discontinued. You can reactivate your by owner listing at any time by purchasing the desired online listing option and/or magazine ad. Any reactivation discounts offered for full service marketing packages will be determined by the local Customer Service Center from which the package was purchased and will be considered on a case-by-case basis determined by the individual customer’s circumstances.
Help Centers.
Each local Customer Service Center office has posted office hours, and an e-mail and phone help center serve you. In areas not served by a local Customer Service Center , this service is provided by our National Info Center info@h4sbon.com and our toll-free line 1-866-823-9983.

Selling by Owner Workshops are also offered through local Customer Service Center offices.
